Coastal air and industrial air are both hard on outdoor coils
An outdoor coil is thin aluminum fin pressed onto copper tubing, sitting outside, pulling air through itself for thousands of hours a year. Salt carried in off the bay and industrial particulate both settle into that coil and stay there. The corrosion that follows does not announce itself. It works quietly at the fin and tube joint for years and then shows up as a refrigerant leak you cannot find by looking.
The single most useful maintenance habit near the water is rinsing the coil with fresh water regularly through the year, with the power off. Coated coils are also worth asking about at replacement time, particularly on a house closer to the bay.
Housing built around the plants
A large share of Baytown housing is mid century, modest in square footage, and built when central air conditioning was an option rather than an assumption. Ducted systems were added afterward, and the retrofit shows: a single hallway return doing all the work, supply runs tucked wherever there was room, and duct running through an unconditioned attic.
None of that is unfixable, and it is often the cheapest comfort improvement available. Adding return capacity to a starved system frequently does more for a hot back bedroom than replacing the equipment would.
Shift work is why 24 hours matters
Plant schedules do not run on office hours. In a lot of Baytown households somebody is sleeping during the day and leaving for work at ten at night. A system that quits at three in the morning is not something that family can wait out until Monday.
Air Star Now is open 24 hours a day, seven days a week at (713) 929-9595. Call at whatever hour the problem actually happens. We will tell you what we can do and what it costs before we send anyone.
After a storm
This is a flood and wind exposed part of the county. If your outdoor unit has been underwater, or the air handler has stood in water, do not energize it to see whether it still works. Water in the electrical compartment can turn a repairable unit into a scrap unit on the first start attempt. Photograph everything before it is disturbed, both for us and for your insurer, then call.
